According to the Regulatory Reform (Fire Safety) Order 2005 Fire doors must be ‘subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair’.
As part of this system of maintenance you should ensure your fire doors are regularly inspected, and all components checked to ensure they will fulfil their ultimate purpose i.e. to save life and property, should that time come. And it needn’t cost the earth!
Your fire doors are generally used in the same way as any other door in your building, and therefore are subject to the same rigours and abuse to all its parts, moving and non-moving, from passing foot traffic, constant opening/closing, and the surrounding building and environment. It is important to check if regular use or changes to the surroundings affect it in any way. Any slight alteration to the door or its surroundings can affect the performance of the door. This can result in a half-hour fire door lasting a lot less than half an hour, thus compromising the effectiveness of your door.
Once a fire door has been installed correctly, it needs to be inspected regularly. This should be carried out at least once every six months, or where a door is heavily used, it should be more frequently. Changes to legislation as of the 23rd of January 2023… It is now a legal requirement for the Responsible Person for multi-occupied buildings over 11 metres to: Carry out quarterly checks of all fire doors in communal areas. Carry out annual checks on all flat entrance doors. Provide information to residents about the importance of fire doors.
